JPI’s NGBS-certified Jefferson at The Grove was built with personal touches evoking the feeling of home

JPI is a national developer, builder and investment manager of Class A multifamily assets in select United States markets. With headquarters located in Irving, Texas, the privately held real estate company has active operations in Southern California and the Dallas-Fort Worth metropolitan area.
This multifaceted company’s portfolio and expertise include low-density garden apartments, mid- to high-density wrap and podium projects, senior and workforce projects, as well as mixed-use development. Since JPI’s founding in 1989, this portfolio has grown to a total of over 379 projects made up of over 115,000 apartment homes across 141 cities and 27 states and Canada valued at over $18 billion.
A note-worthy addition to this project enclave is Jefferson at The Grove, a three-story garden-style multifamily community located in Frisco, Texas, totaling 424 units.

Development on Jefferson at The Grove began in November 2020 with completion reached in March 2023. Alongside JPI, project team members include architect JHP Architecture, engineers United Structural Consultants, Inc., Jordan & Skala Engineers and Kimley Horn, lighting designer Scott Oldner Lighting Design, landscape architect Benkendorfer + Associates and interior designer B2.
“We have long-standing relationships with most of our partners, and we know we can count on them to get the job done right,” said JPI Communications Specialist Eryn Moynihan. “We hand-pick our partners based on their company values, the quality of their service, and the high-end products they provide.”
The inspiration for Jefferson at The Grove came from the small-town feel of a barn-style home. Many of the design elements exude warm colors and textures accompanied by darker textiles for contrast. The idea behind such attributes was to allow for residents to feel at home immediately upon walking through the front door.
“While all our properties focus on the feeling of home, Jefferson at The Grove accomplishes this in a way that makes you want to prop your feet up,” said Moynihan.
Amplifying the feeling of home comfort is the energy-efficient quality of the multifamily community. Alongside each unit’s programmable smart thermostats, LED lighting and energy-efficient appliances, as well as the community’s electric vehicle charging stations and the building as a whole, is NGBS Green certified.
Being that the project began amidst the COVID-19 pandemic, the team had to work to overcome numerous supply chain and cost escalation issues. To combat such, and gain more control over their supply chain, JPI elected to purchase lumber materials directly rather than through a turn-key framing subcontractor. This decision saved the project hundreds of thousands of dollars in material costs and valuable time in the schedule.
What came to be was a community positioned in a highly desirable Texas city, embodying a unique approach to the Modern Farmhouse style, built with the Class A multifamily buyer type in mind. Thoughtfully designed distinct finishes and vignettes were utilized to evoke a sense of connection, further inviting its residents. The community also features a collection of intimate gathering spaces to attract prospects and residents with comfort and authenticity.
A total of 22 floorplan options are available for Jefferson at the Grove buyers to choose from. Each one is unique, the 14 one-bedroom plans range from 664 square feet to 1,027 square feet while the seven two-bedroom options range from 1,021 square feet to 1,321 square feet. Lastly, the single three-bedroom plan totals 1,460 square feet.
Though determined by comparable submarket properties, prices are influenced by certain floorplan attributes of a particular unit, such as the view, ceiling height, upgraded appliances and floor level amongst others. Rent prices begin at $1,495 for the one-bedrooms and currently cap out at $2,669 for the three-bedrooms at the time of print.
Jefferson at The Grove supports an active environment and does so with adjoining indoor-outdoor spaces such as outdoor courtyards with grills and fire pits, a game room with a pool table and arcade games and a state-of-the-art fitness center. Additionally, collaborative live-work areas include a resident clubhouse, conference room and resident parlor.
The community has most recently earned itself national recognition, being the recipient of the Silver Award for Multifamily Community of the Year – up to 4 stories at the National Association of Home Builders’ 2024 The Nationals Awards competition.
This highly efficient community, with its award-winning design, only adds to JPI’s ever-growing portfolio, allowing the company to further leave their mark on the select markets upon which they focus. In addition to JPI’s accomplishments with Jefferson at The Grove is the recent opening of the company’s Jefferson Cenza, a new 418-unit community located in Placentia, California, which held its ribbon cutting in November 2023.
